If we submit a plan that does not get permission then we are wasting everybody’s time. The plan that passes must have a build cost that allows for relevant investor profit margins. The usual ratio is 1:1:1 which means that to an investor the purchase, build cost and profit must be roughly equal.
In some cases an investor will want to take a slightly higher risk and attempt to purchase your property without any planning, design or cost projections and this is not such a bad thing. A good solid buyer may suite your personal situation and if a time frame is involved then as few complications as possible may be the best course of action.
Always bear in mind that the actual value of your property is that of an unconverted individual residence and that investors are negotiating from an element of risk.
