Empty Care

If you have a property that is sitting empty for any period of time then we can offer you a service whereby we will visit the property once a week to check that everything is alright.  With your written permission we would collect and open any post and notify you of anything that needed urgent attention.  We would also give our contact details to the neighbours so that they could let us know if anything untoward were to happen.  This service usually applies to properties that we are advertising that may be empty for instance over the Christmas period.

Caretaking your rental property

If you want peace of mind and continuity of care to your tenants when you go on holiday then we would recommend that you use our ‘Caretaker’ service.  This is a specialist service that only applies if you have rented out a property that you own and that you usually manage yourself.   

The rent would continue to go directly to you, but for just the time you are away we would provide the management on your behalf. 

You would need to give us the contact details for your tenant/s and lend us a set of keys for the time you are away.  The tenant/s would be given our details and if there was a problem they would call us.  We would endeavour to contact you before carrying out any repairs however if this were not possible we would use our discretion as to what needs to be done and what could or could not wait until your return.

This service would be provided free of charge however if any maintenance work were required it would be charged at 15% above cost. 

Please note that this service is limited to a maximum of 1 month at a time, however there are no restrictions as to how many times you can utilise us throughout the year.  It is also dependant on you agreeing to give us first refusal on finding you new tenants whenever your existing ones move out.

Caretaking your own home

The same as with our ‘empty care’ service for rental properties we would visit your home on a regular basis to check that everything is ok.
